Platt Architecture maintains a small collection of pre-designed house plans which are available for use under the terms of a non-exclusive, limited license.

Originally developed for our own use in built-for-sale projects, and based on 25+ years of mountain design experience, these plans are now offered to individuals, home builders, and developers. For each category, a specific agreement has been prepared that describes the services included in the sale of the plan and the additional services that may be available.

Included in each plan is a limited architectural service which includes plan selection advice, site analysis and layout recommendations, and a comprehensive review of plan drawings and specifications with the plan purchaser. In addition, we are able to make custom design modifications on a pre-determined basis.

Our pre-designed plan construction drawings are unusually complete and include, along with the floor plans and exterior elevations, the following documents: foundation plans and details; framing plans; schedules for doors, windows, and room finishes; interior elevations for all cabinets and built-ins; exterior and interior siding and trim details; and complete electrical, lighting, telephone, television, and computer outlet and fixture layouts. Also included are specifications for all exterior and interior structural and finish materials with recommendations for plumbing and decorative lighting fixtures, cabinets and countertops, appliances, and tile work.

All our pre-designed house plans have been constructed (or are under construction) one or more times. Plans are continually reviewed and refined based on construction experience and user input and creativity. From time to time, new plans are introduced and others are retired.

To date, over 35 houses have been constructed according to the current or earlier versions of these plans in different locations around Western North Carolina, the South Carolina Upstate, and North Georgia. For these owners, the availability of fully detailed, "custom" quality designs including the limited architectural consultation, has provided valuable savings in the time and cost of preparing to build.

Information about construction cost and about the builders who are familiar with the plans is available. There are opportunities to see completed homes. Complete Design/Build services are also available in selected areas.

Plan cost is based on the adjusted square footage of each design and currently varies from $17,500 to $42,000, which includes the limited architectural services summarized above.
